What is wet rot?

Wet rot is decay caused by fungi that break down timber which has become and stayed wet — typically from a leak, overflowing gutter, penetrating damp or condensation. Unlike dry rot, it stays confined to the timber that is actually damp, so it's generally less aggressive. But left alone it will keep destroying that timber, and persistent damp often invites bigger problems, so it still needs dealing with properly.

Signs and symptoms

• Timber that feels soft, spongy or darkened, especially when pressed
• Cracked, flaking or peeling paint over damp wood
• A damp, musty smell around windows, floors, skirtings or roof timbers
• Localised damage near a known leak, gutter or damp patch
• Timber that shrinks and cracks along the grain as it dries out

How we treat it

The first job is always to find and fix the source of the moisture — treating rotten timber without stopping the water is pointless. We then assess how much timber is affected: sound timber can be treated, while badly decayed sections are cut out and replaced with properly treated wood. Where needed we apply a fungicidal treatment to protect the repair and surrounding timber.
